What exactly am I acquiring?

You acquire exclusive long-term usage rights to a specific apartment, derived from ANANTA’s long-term leasehold structure. The underlying land is held under Indonesian SHM title, while PT MyResorts Ananta Two holds the long-term lease.

Do I need to set up an Indonesian company?

No. The investment can be structured without the investor establishing an Indonesian company.

How long do my rights last?

The initial lease term is 30 years, with an option to extend for another 30 years. The extension is priced at the prevailing market rate. If the parties cannot agree, the price is determined by the median valuation of six independent Bali appraisal firms.

Can I use the apartment myself?

Yes. You can use your apartment for 14 complimentary nights per year, subject to availability and booking conditions. Additional stays are available at a preferential rate.

What return can I expect?

The Canggu model projects a 10–14% annual net rental ROI, with an indicative payback period of 7–10 years, depending on occupancy and operating performance. These are projections, not guaranteed returns.

What happens if my apartment isn’t booked?

Rental income is pooled across all apartments and distributed according to an allocation coefficient. Your rental income therefore does not depend solely on the occupancy of your individual apartment.

Who manages the apartment and rentals?

Ananta Villas operates the project as a professionally managed hotel-style resort, taking care of bookings, guest services and day-to-day property management. The entire rental operation is managed on your behalf.

What is the payment schedule?

A 2% reservation payment secures the apartment and is deducted from the first instalment. The standard payment schedule is 30% on signing, 40% upon completion of the structural shell and 30% on handover. Full payment on signing qualifies for a 5% discount.

Are taxes and legal fees included in the price?

Yes. The purchase price includes the 10% Indonesian transfer tax and 1% notary fee, so these are not added separately at acquisition.

Is the purchase price fixed in USD?

Yes. The purchase price is denominated in USD, and the developer bears the USD–IDR conversion risk associated with Indonesian construction costs.

Can I sell or transfer my apartment rights?

Yes. Your leasehold usage rights can be transferred to a new buyer, subject to the operator’s prior consent, which may not be unreasonably withheld. The new buyer assumes the existing rights and obligations. The rights also pass to your legal heirs.
